Selling and Buying a Home is a Big Deal, It is one of the biggest personal and Financial decisions you make.  Although word of mouth is important when it comes to picking a Real Estate Agent that fits your needs it is always good to do a bit of Research.  Your Agent will be responsible for Contract Negotiations, Marketing, Open Houses and all of the Extra’s that go with buying or selling a home.  It is in your best interest to interview several agents before making a decision.  Here are some Great Questions to ask your potential agent. What is your Experience and Education?
Although a new Real Estate Agent in Plattsburgh will certainly motivated and eager to please a pro with years of Experience will have the knowledge and skills to face unique challenges.   Taking continuing education courses shows a commitment to staying up to date on all the new laws and regulations.

Is this your Full time Job? Having a second job doesn’t necessarily cut out a potential real estate agent out of the running but you need to be aware of prior time commitments before committing to them.  Someone who is already putting in 40 hours at another job may miss potential showings due to Scheduling conflicts.

Are you a member of the National Association of Realtors? Members of this professional organization is what allows a Realtor to use the Title Realtor.  Being a Realtor means that they have agreed to the organizations ethical and educational guidelines.

What is the Average Price range of the homes you sell? You have probably already done some research and know the ball park selling price of your home.  Does this agent typically sell homes below or above this range? If their normal selling point isn’t in your range he or she may not be as familiar in your specific market.

How many Homes did you close on last year? This will give you an Idea of the Volume that this agent is doing.  This number alone is not enough to base your final decision but keep in mind that someone who sells a large number of homes may not be able to give each client as much personal attention.

How will you market my home? There is much more that goes into selling a home besides the For sale sign.  In addition to being listed on the MLS, how many third party websites will your home be on?  Where will the look for buyers?  A good marketing plan is the difference between a quick sale and a home that stays on the market over 6 months.

What are the negatives of my home?  Although you want to focus on the positives of the home there is always some draw backs.  From needed repairs to some chipped paint they should be able to pin point what needs to be done to get a clean and repair free appraisal.

Do you work on your own or part of a team? If you go and interview in a large office it may not be the one conducting all of the business.  If that’s the case make sure you know upfront exactly what agent you will be dealing with and if other agents are involved what is there roles and how will they work with you.

Can I see your References? Ideally ask for the names and phone numbers of three of there most recent transactions.  You want the people who have just worked with them to be happy, not people they worked with 5 or 10 years ago.
